4 Meetinghouse Road (Map 18 Lot 58): Application for Special Permit under Bylaw 4.2A3

The applicant received a special permit for a pool in May 2023 but never installed it. The applicant is returning with a new application for a 16’ x 55’ pool in a different location that will meet the required setbacks. The pool will be heated by electric heat pump with energy offset by enrollment in a green energy program. The enclosure will consist of an automatic safety cover. The equipment will be housed in a 4’ x 8’ sound insulated enclosure located 52 ft. from southern lot line. The property is in the South Road/Meetinghouse Road Roadside Districts and was reviewed by the Site Review Committee on 3/30/26.

Application for Special Permit under Bylaw 8.3

The applicant seeks to convert a pre-existing, non-conforming detached bedroom into an accessory dwelling unit. The structure is located adjacent to the eastern lot line. Written consent from the abutting neighbor has been received (although not required for bylaw 8.3). The property is located in the State Road Roadside District and in the Inland Shore Zone of Nashaquitsa Pond and was reviewed by the Site Review Committee on 3/30/26.

Application for Special Permit under Bylaw 4.2A3

The applicant seeks to make construct a 120’ x 60’ tennis court in the northeast corner of the property. The tennis court will meet 50-foot setback requirements. There is no visibility expected from any public ways. The court will be located ~120 ft. from the nearest abutting property. A written letter of consent was received from the closest neighbor (although not require for bylaw 4.2A3).

9:15 AM: SOURATI ENGINEERING GROUP for 20 ELIOT OWNER LLC; 20 Eliot Ave (Map 33 Lot 23): Application for Special Permit under Bylaws 6.6, 6.11, 8.3 and 11.6A2ia

This is a continued public hearing (all ZBA members are eligible to vote). The applicant seeks to make additions to a pre-existing, non-conforming main dwelling in the Shore Zone of the Coastal District. The existing structure does not meet setback requirements and the additions will encroach further towards the lot lines. The proposal would exceed the total living area for the 0.6-acre lot without a special permit.

The applicant received a special permit for a pool in October 2020. The owners would like to remove the fencing originally proposed since the pool is equipped with an automatic safety cover.
