Phil Regen for Mr. Breuer; 5 Lovie’s Cove Rd.; Map 33 Lot 124:  This is a follow up to the March 9, 2016 report where the roof ridge heights were determined for the new main house and new garage.  The house is under construction.  Phil would like to change the garage location.  The project is in the South Rd. Roadside District.

Bruce MacNelly for Nocket Downs Nominee Trust (the Weldon Family); 19 Lake Rd.;     Map 35 Lot 3.2:  Alter a pre-existing, non-conforming structure with the following:  a one-story addition to the kitchen to a new total of 168 sq. ft.; expand an adjacent one-story bathroom also totaling 168 sq. ft. when complete. The additions do not increase the flat roof’s height non-conformity of approximately 15 feet above existing grade.  The project is in the Squibnocket Pond Zoning District.

Reid Silva for Two Sisters Realty Trust; 35 Harlock Pond Rd.; Map 1 Lot 12: Build a single-family residence on a newly subdivided, vacant 8.3-acre parcel of land located in the Vineyard Sound Coastal District.

Reid Silva for Frederic & Jill Bernhard; 21 Carroll Lane; Map 27.1 Lot 176:  Remove a deck and replace it with a larger 230 sq. ft. deck in the Vineyard Sound Coastal District shore zone.  Add a porch, a 672 sq. ft. addition and remove an existing deck.  These elements are in the inland zone of the Vineyard Sound Coastal District.
